Windsor Hills is a unique enclave within The Woodlands. The neighborhood is designed for Active Adults over the age of 55 who want to spend time involved in activities that bring enjoyment and fulfillment to their lives. The goal was to design a neighborhood and collection of homes that required less time to maintain than conventional homes. The Homeowners Association (HOA) handles most of the exterior maintenance of your home.
Windsor Hills and The Woodlands
The Windsor Hills Homeowners Association (WHHOA) is to Windsor Hills what The Woodlands Community Association, Inc (WCA), and The Woodlands Association, Inc (TWA) are to the other residential neighborhoods of The Woodlands. WHHOA provides community services to Windsor Hills that are unique to our development and may differ from services provided to other neighborhoods by WCA and TWA. We are all under restrictive covenants, broadly established by The Woodlands, but with the right to tailor them to our needs, as long as we do not violate the Neighborhood Standards of The Woodlands.
The Declaration of Covenants, Restrictions, Easements, Charges, and Liens for The Woodlands Association of Neighborhoods, as well as The Corrected Declaration, serve as the master document that details the restrictive covenants that govern our community. They provide the design and development criterion for Windsor Hills that keep us consistent with the high standards of the other Woodlands neighborhoods. This declaration creates a third master Woodlands Association that might be activated should we deviate from the master plan of The Woodlands. If that should happen we would then become an assessable neighborhood of The Woodlands, lose our autonomy, pay larger monthly fees for what would be far fewer services.
The Declaration of Covenants, Conditions, and Restrictions for Windsor Hills Homeowners Association and the By-laws of the Windsor Hills Homeowners Association are other legally recorded documents that detail how our community is governed.

"Club Windsor" is a beautiful clubhouse designed exclusively for the residents of Windsor Hills. The club is complete with Exercise room with treadmills and weights, Arts & Crafts room, Library with computers and printer, Billiards room with pool tables, big screen TV, and dartboard and Multi-use room that is great for large or small get-togethers complete with stage and catering kitchen. "Club Windsor" also includes a wonderful resort-style outdoor pool area and spa. There is also a beautiful deck area around the pool and spa for outdoor entertaining and gatherings.
